Project Description

We were approached by the owners of a pair of semi-detached properties in Reigate, Surrey, to design and manage the proposed substantial enlargement of both buildings, transforming them from aged, dilapidated units with asbestos roofs, into large, modern dwellings more in-keeping with all other properties within the local area. Planning Permission was granted without any objections. This instruction involved undertaking the following works:

 

  • A full measured survey of both properties
  • Producing proposed drawings for a new two-storey side and rear extension
  • Producing proposed drawings for a new single-storey front extension
  • Designing completely new facades and new roofs
  • Producing proposed drawings for ground floor and first floor internal reconfigurations throughout
  • Production of full Building Regulations drawings including full structural design and calculations.
  • Production of Schedule of Works pricing document to ensure all tendering contractors price the project on a like-for-like basis

Focus Property Consultancy Ltd was instructed to undertake several designs to a large family dwelling in Kingswood, Surrey, including the following:

 

  • A check measured survey of the property following production of existing drawings (by others)
  • Production of proposed drawings for a single-storey rear extension, plus associated internal reconfigurations to the property
  • Production of proposed drawings for a single-storey rear extension, plus associated internal reconfigurations to the property
  • Production of proposed drawings for detailed alterations to the front porch structure and front door and fenestration, due to the relative importance of the original Architect’s design characteristics of the property
  • Production of proposed drawings for a single-storey front extension and garage, including a covered link walkway from the garage to the main house
  • Following the granting of Planning Permission, we then produced full Building Regulations drawings and worked closely with the Structural Engineer
  • Production of a full Specification of Works document to ensure all tendering contractors price the project on a like-for-like basis

 

We were then instructed to undertake a second phase of design for the proposed demolition of the existing garage, erection of new garage, plus single-storey front extension forming new home gym, with covered walkway link between garage, gym and house.

Redhill Amateur Boxing Club

Project Description

Focus Property Consultancy was appointed by Redhill Amateur Boxing Club (Charity) to undertake the following duties on its behalf:

 

  • Lease negotiations with Landlord via its agents regarding proposed clauses, covenants and rent and service charge, following agreement of the club to occupy new premises in Redhill, Surrey
  • Production of existing and proposed floor plans for approval by the club and Landlord
  • Production and submission of all documentation required for Landlord’s Consent for the proposed Licence to Alter to the premises to suit the club’s preferred layout
  • Production of Planning drawings and documentation, and submission to the Local Authority for the proposed new display of advertising signage to the front elevation. Planning was subsequently granted
  • Production of Specification of Works, obtain contractor’s costs and applying for funding for a full refurbishment of the premises, plus new equipment, following signing a new 5-year lease
